By Dan Drazen, Vice President of Development On April 30th in downtown Providence, we were honored to be recognized for an “Outstanding Smart Growth Project" at Grow Smart RI's 2019 Smart Growth Awards for our adaptive reuse of 60 King in the Olneyville neighborhood of Providence. It was an honor to gather with other attendees and reward recipients, including former Massachusetts Governor Michael Dukakis, community leaders, and other developers, to celebrate all of the amazing achievements over the course of the year to help create an economically and environmentally stronger Rhode Island. 60KingBlog1 In 2014, we joined ONE Neighborhood Builders (ONE NB), SWAP Inc., and the Providence Housing Authority as part of The Build Olneyville Plan, a community-based, multi-phase redevelopment plan to help revitalize the Olneyville neighborhood of Providence. Our role was to help the community to envision a future for the area around the Manton Heights public housing project, including the transformation of the Imperial Knife Factory, into much-needed modern and affordable housing. Through a blend of low-income housing tax credits, federal historic tax credits, state historic tax credits, soft loans from Rhode Island Housing and the City of Providence, as well as a grant from RIDEM's Brownfield Remediation and Economic Development Fund, we opened 60 King last fall. The successful opening of 60 King was only made possible by our supportive partnership with government officials and stakeholders from the federal, state, and local levels, including our non-profit partners at ONE NB and SWAP, two Providence-based community development corporations. As Barbara Fields, the former executive director of RIHousing said at the groundbreaking, “This is what happens when partners work together to turn the worst corner of the city into a showcase – the results are homes for families, recreational activities and a better quality of life." At Trinity, we approach our projects as an investment in the people and communities in the areas in which we build. When repurposing the mill into apartments with open-floor plans and high ceilings we understood that this would be more than an apartment building; we were providing the space and amenities to help a thriving community grow. We are delighted to have been a part of this transformative project and are truly honored by Grow Smart RI's recognition. We look forward to working with our partners again in the future to be a continual presence in Rhode Island.
