Lowell, MA

Hamilton Canal District
Historic texture. Downtown convenience. Flexible layouts. Unexpected interior design. It all comes together at 110 Canal, an exciting new venue for office and commercial tenants of varying sizes. Located at the intersection of three historic waterways, 110 Canal offers five open-plan floors of approximately 11,000 square feet. Visually stunning, intensely practical, it's a perfect setting for build to suit office space.

Overview
Vigorous architecture, stylish amenities and fun details make 110 Canal attractive on its own. But it's even better as part of the Hamilton Canal District (HCD) a 13-acre site currently being transformed into a vibrant, mixed-used district. When complete, the HCD will include up to 425,000 square feet of commercial/office space, 55,000 square feet of retail space, and 725 units of housing. Right next door to 110 Canal is Appleton Mills, whose 130 units of loft-style housing for artists are already fostering a growing creative community. Located just 1/4 mile from City Hall and just steps away from Lowell's restaurants, entertainment and arts venues—soon also to be accessible via historic trolley—110 Canal offers superior, energy-efficient office space in a unique urban environment. It's also just three blocks from the Gallagher Transportation Terminal with access to MBTA commuter rail service, less than 10 minutes from I-495 and Route 3, 30 minutes from Manchester Airport in New Hampshire, and 40 minutes from Logan International Airport in Boston.

Building Function
110 Canal's industrial past gives it an inherent combination of utilitarian design and function which over the years has supported an array of businesses at the forefront of their industries. Formerly known as Building #14, the structure was built in 1920 as part of an effort to modernize the Lowell Machine Shop's manufacturing of cotton, iron and wool. Later, in the 20th century, the building was used by the Freudenberg Nonwovens company, and witnessed the manufacturing of a cutting-edge fabric called pellon, which was used in a variety of mediums. Today, the building awaits its rebirth as a home for innovative new businesses. With lobby and common area interiors by Duffy Design Group, the “Best of Boston" award-winning interior design firm, the building's striking interiors have a contemporary aesthetic that complements its past. The building's unique features make it an ideal urban setting for innovative companies.
